As we head into fall, temperatures are cooling and the real estate market is moderating as well. Here's a look at local housing trends, some great color inspiration and several links I think you'll like. 

 

 

LOCAL MARKET UPDATE

 

 

 

 

The local real estate climate has cooled down from a red-hot summer to a more sustainable pace, a good sign of a healthy, stable market.

  • Home prices, while up from a year ago, are moderating. The median sales price for single family homes that sold during August was $437,000, an increase of just 1.6 percent from last August. 
  • Strong demand for homes close to city centers has pushed prices in Seattle and the Eastside above the county median.  The median home price in Seattle increased 9.4 percent over last year to $499,950. On the Eastside, prices were up 5.2 percent from a year ago to $605,000.

  • Inventory in King County remains tight, with about two months of supply, but it is growing. Four to six months is considered to be balanced, so we remain in a seller's market. 
  • Historically low interest rates continue to favor buyers. Mortgage rates recently hit their lowest level so far this year. And concerns that Federal Reserve chair Janet Yellen has voiced about national unemployment rates have experts believing that she won't raise interest rates any time soon.

"Bianca's Unicorn" 2002

I first met Tanya Mason of Fall City Pony Farm (aka Party Ponies) twelve years ago when my daughter was turning three and announced she would like a unicorn for her birthday. All-righty then! No problem!

  

I had heard about Tanya and her amazingly calm and sweet ponies but found it hard to believe she could get them to my (at that time) suburban backyard, dress them up like unicorns and safely give pony rides to a band of energetic three olds, for two hours!  Much to my delight that is exactly what Tanya did. Right on time, she rolled into my cul-de-sac, unloaded two darling ponies (aka unicorns) and had all the necessary ingredients to make me look like mother of the year.

 

Not only has Tanya been running a successful party business with her horses and ponies since 1989, she also holds summer and school break day camps at her farm in Fall City, beach riding trips, company parties, hay rides and carriage rides at her farm or your location- she can even bring an entire fluffy petting zoo right to your door for the day. Somehow, she manages to do all this while raising one heck of a champion rider, her daughter Taylor, who has the ribbons and trophies to prove that Tanya knows her stuff!

 

 

 

Get to know Tanya and you will discover that her heart and soul are connected deeply to several charitable organizations with whom she works closely. Connecting horses and ponies with non-profits like Camp Korey, Children's Hospital and the Make-A-Wish-Foundation is a deep and committed passion of Tanya's and our surrounding communities benefit greatly from her generosity.
